Q: What is the commitment based off of if you aren’t reviewing documents?
MCAN does not review the initial supporting documents, such as income documents, proof of business operation, purchase and sale agreements, and other information provided with the submission, unless specifically asked for, or the deal is under our BFS Pro, then income docs will be reviewed in accordance with our guideline. The detailed validation of those documents is completed later by the Document Fulfillment team after the signed commitment is returned.
Q: Does your MCAN ICON status reset every year or is it a rolling 12-month average?
It resets every calendar year. It is not a rolling 12-month average.
Q: I am working with a client who’s in a province I’m not licensed in. In this situation, it needs to be submitted by someone who is or can I submit it co brokered with that person? And if I can’t submit myself, is there a way to have those numbers added to my personal funding numbers?
If you are not licensed in that province, you should co-broker, use a hub, or partner with a broker who is licensed in that province. MCAN indicated that this is still considered your volume; you are partnering with someone licensed to ensure the deal is handled properly.
Q: 4 titles? or 4 doors?
Four properties. One property can be a duplex or triplex and still count as one property. The limit refers to four separate properties, not four doors.
Q: For purchase of Investment Properties are they required to be long term rentals?
Yes. MCAN does not currently have an appetite for short-term rentals.
Q: Apologies if I missed this, but do you do rentals on the A side?
Yes, but only through Sagen, and the property must be a two-to-fourplex. It cannot be just an owner-occupied home.
Q: Rental purchase through numbered company?
Yes. MCAN can do a rental purchase through a HoldCo, provided that the HoldCo only houses that one rental property. It cannot be under an operating company and must be a standalone HoldCo for rentals only.
Q: Where do we find out if our clients file is in the Score program?
The Score Program is automatic for eligible refinance deals. There is nothing brokers need to do to enroll the client. MCAN will let the broker and client know if the client qualifies. If no notification is received, the credit score likely stayed the same or did not improve by more than 30 points.
Q: Sorry – to clarify they must already be a MCAN client to do the Score program?
Yes. The client would be with MCAN after submitting and funding a refinance deal. Once the refinance funds, the client is automatically entered into the Score Program.
Q: Is there a minimum loan amount on an insured switch?
Yes. The minimum loan amount is $100,000. The same $100,000 minimum applies on MCAN’s alternative side.
